The Canada Mortgage and Housing Corporation has done a comparison of the Windsor and London real estate markets to identify why there are so few listings.
Anthony Passarelli is Senior Market Analyst for the CMHC in both cities. He has tracked data for more than a decade and has identified why there are fewer listings each month in the Windsor-area.
Passarelli says one key is that Windsor has more retirees than in the London-area.
"Typically households in that age group do not move," says Passarelli. "Or a small percentage move, so if more of the homes in Windsor are owned by that age group and they tend not to move or list their house for sale that's part of the reason why listings are low."
Passarelli says a big factor is that new homes in Windsor are significantly more expensive than existing homes.
Passarelli says the rebound in the Windsor economy may bring more people in the younger demographic back into the area, which could increase real estate activity and the number of listings.
