The revitalization of the old Pud's Marina site in Tecumseh is one step closer to becoming a reality.
Town council has approved the plan for a waterfront condo development on the property located at Tecumseh Rd. and Brighton Rd. in St. Clair Beach.
Councillor Andrew Dowie says there was push back from residents at a public meeting in 2018, but he believes the developer has addressed those concerns.
The five-storey, 64-unit project has been slightly scaled back and will no longer include ground floor retail space.
With water levels as high as they are, Dowie says council has asked for a storm water management study of the property as well.
"Happily here, the property is directly adjacent to Pike Creek. So there's not a great need for storm water capacity, but we want to see how it's grated, make sure that the storm water is going to be draining and just demonstrating how they're going to do that."
The development will also include 20 boat slips for condo owners and Dowie believes the condos will help to fill a need in town.
"All around the council table we've heard how difficult it is to find housing that individuals can downsize to within the municipality. We're a very popular place to live with increasing property values. So this is something that helps to keep members of our community in our community."
The plan will now go to Essex County Council for approval — Dowie says it's then up to the developer how quickly construction begins.
The former Pud's Marina closed in 2017.
